Obligations of the Landlord

The obligations of a landlord are to:

  • Make the premises available for occupation at the beginning of the tenancy.
  • Not disturb the tenant's possession and peaceful enjoyment of the premises.
  • Serve the tenant with a notice of landlord within seven days of the tenancy beginning.
  • Maintain the premises in good repair in compliance with all building, health, fire, and safety standards.
  • Perform any other obligations assigned to the landlord by the tenancy agreement.
Obligations of the Tenant

The obligations of a tenant are to:

  • Be considerate of other tenants.
  • Ensure that they do not endanger other tenants.
  • Not perform illegal acts or conduct illegal business on the premises (e.g. drug activity).
  • Keep the premises reasonably clean.
  • Prevent damages to the premises and/or common property of the premises. Tenants are held responsible for their visitors should they cause damage.
  • Not interfere in the rights of the landlord.
  • Move out when the rental agreement ends.
