
What's in an Inspection Report
The landlord and tenant should inspect the premises together and write down any and all damage.
Both the landlord and tenant should sign the report.
The landlord must provide the tenant with a copy of the inspection report.
The inspection must be done within one week before or after the tenant takes possession.
If the tenant refuses to participate in the inspection or refuses to sign the inspection report, the landlord may complete the report alone and provide the tenant with a copy. The inspection report must state that the tenant refused to take part and/or sign the report.
If an inspection report is not completed, the landlord cannot make any deduction from the security deposit for damages when the tenant moves out.
